The Board of County Commissioners of Okaloosa County, FL, are seeking a contractor to do a full shingle roof replacement for the Okaloosa County Jail (Delta Pod Only) @ 1200 JAMES LEE BLVD E CRESTVIEW FL 32539.
The Okaloosa County Jail - Delta Pod roof is in need of complete replacement. This roof has exceeded it's life and has unadhered shingles with exposed fasteners and leaks at roof penetrations. It is believed the deck material is water damaged at vent units. There have been previous sealant and flashing repairs, but the defects can be seen across the roof and further spot repairs will provide only temporary protection. The plywood decking is also soft and deteriorated in multiple areas, creating a potential fall-through hazard for anyone accessing the roof.
Delta Pod Shingle Roof Replacement:
1. Remove and dispose of the existing shingles, underlayment, flashings, and associated roof accessories down to the plywood deck.
2. Inspect the exposed deck. Remove and replace all soft, deteriorated, or otherwise unsound plywood with material of matching thickness and suitable grade. Document the quantity of deck replacement for the Owner.
3. Refasten the remaining plywood deck and attach replacement panels in accordance with applicable code requirements and the approved roof assembly.
4. Install a new continuous roof underlayment over the prepared deck, with laps, penetrations, and transitions detailed in accordance with the underlayment and shingle manufacturers’ requirements.
5. Install new architectural asphalt shingles with a shake appearance, including starter strips, ridge and hip shingles, ventilation components, and all required fasteners. Install new sheet metal at edges, valleys, penetrations, and wall transitions in accordance with the approved details and manufacturer requirements.
6. Provide the specified manufacturer-issued watertightness warranty, together with the manufacturer’s design approval and installer workmanship certifications. Submit the proposed warranty form and assembly requirements for review before materials are ordered.
7. Perform all work to current building codes and industry standards.
8. After roof removal, inspect the existing roof structure for any unforeseen conditions and advise County staff. Additional repairs and/or costs are not authorized unless approved by Okaloosa County.
9. Contractor is responsible for the removal of all roof materials and debris daily and upon completion of project. Work area should be left neat and orderly at the end of each day. Any dumpsters needed must be provided by contractor.
