Construction Services for Water Utility Garage

The City of Garland is soliciting proposals for the Construction Services for Water Utility Garage.

• The City's estimated construction budget is approximately **$280,000.00**. This includes an Owner-Controlled Contingency of **$5,000.00**.
• The construction Notice to Proceed (NTP) is anticipated to be issued on or about December 30, 2026.
• The estimated construction duration is 90 calendar days.

• NEW MOTORIZED 20'X12' COILING DOOR.
• NEW 3'X7' INSULATED STEEL MAN-DOOR. PAINT TO MATCH EXISTING WHITE.
• NEW METAL PANELS ON NEW 6" METAL STUD WALL, TO MATCH EXISTING ADJACENT, WITH CLOSED CELL SPRAY FOAM INSULATION ON INTERIOR SIDE.
• NEW HVAC UNIT, SUSPEND FROM EXISTING STRUCTURE ABOVE.
• NEW HVAC CONDENSER UNIT ON CONCRETE PAD SIZED AS REQUIRED.
• NEW 6" PAINTED STEEL BOLLARDS, CONCRETE-FILLED AND EMBEDED INTO THE SLAB ON THE EXTERIOR.
• INSTALL NEW R-25 SPRAY FORM CLOSED CELL INSULATION ON EXISTING METAL PANEL WALLS.
• INSTALL CARD READER FOR NEW MAN DOOR.
• REPLACE DAMAGED EXTERIOR METAL PANEL WITH NEW METAL PANEL TO MATCH EXISTING.
• NEW COLUMN AT EXISTING DAMAGED COLUMN. REFRENCE STRUCTURAL.
• NEW METAL ROOF TO MATCH EXISTING.
• NEW METAL CANOPY OVER NEW MAN DOOR.
• NEW PREFINISHED METAL GUTTERS AND DOWNSPOUTS.
• NEW UNIT HEATER, SUSPEND FROM STRUCTURE ABOVE.
• NEW LED STRIP LIGHT, SUSPEND FROM STRUCTURE ABOVE.
• INSTALL NEW MESH SUPPORTED BAGGED FIBERGLASS BLANKET INSULATION ACROSS UNDER SIDE OF EXISTING AND NEW ROOF.

A Competitive Sealed Proposal (CSP) must be submitted electronically through IonWave. Acknowledgment to the City of Garland's standard terms and conditions and completion of related forms, including, but not limited to the Bidder's Qualification, References and Conflict of Interest (CIQ) will be done electronically via IonWave. **FACSIMILE OR EMAIL PROPOSALS WILL NOT BE ACCEPTED**

A Proposer may additionally submit a hard copy; however, a hard copy does not replace the required electronic submission.

Use Projectmates project management software and maintain a current license at the General Contractor's expense.

Responses received after the published closing date and time will be considered late and rejected.

Pre-Bid Site Visit: Attendance at the Site Visit is highly recommended but not mandatory and is not part of the evaluation.
