Atlanta Public Schools is seeking qualifications from qualified vendors for Real Estate Appraisal Services. This scope of services for real estate appraisal services for Atlanta Public School Facilities will be requested on an as-needed basis and may include but not limited to the following:

Provide market value assessments of varies types of properties for the following:

• Sale or Purchase of all types of property and land;
• Temporary, Permanent, Utility, and Access Easements (not limited to ones described);
• Historical value of properties; Ground leases; and
• Condemnation procedures.

• Appraisal review of appraisals from other sources;
• Provide comparables for land values in a neighborhood;
• Summary appraisal report; and self-contained appraisal report.

Assignments will be on an as-needed basis. The vendor shall not commence any service until advised by the authorized APS representative.

Appraisal services shall be performed in accordance with the Uniform Standards or Professional Appraisal Practice (USPAP) promulgated by the Appraisal Standards Board of the Appraisal Foundation; (USPAP) and current State of Georgia statutes, codes, rules and regulations.

All appraisal services are to be performed by an appraiser licensed and certified in accordance to the Georgia Appraiser Licensing and Certification Board.

All appraisal reports shall be delivered to the district within the agreed upon schedule after authorization to proceed. A minimum of five (5) comparables must be provided with each property appraisal utilizing the comparable sales approach.

This RFQu process will result in a pool of qualified firms for real estate appraisal Services. A request for quote will be sent to pre-qualified appraisers via email for individual Real Estate Appraisal services projects. Real Estate Appraisers must provide a written quote that includes a work plan, timeline and cost for each individual project on an as needed basis. Site visits will be conducted for each Real Estate Appraisal project.

**Submission:** Proposals shall be submitted online at https://aps.bonfirehub.com/projectDrafts/258071/details. Any proposal submitted in any other format (email, paper, fax, mail, etc.) will not be accepted for any reason. Proposals submitted after the solicitation close date will not be accepted.

All questions or requests for clarification must be sent via Bonfire under Message - Opportunity Q&A. All addendums related to this solicitation will be posted on the Bonfire website.

**Contract term:** The first 1 year of the contract will commence upon contract execution. The contract will include an option for up to four (4) additional one (1)- year contract renewals, if agreed upon by both Atlanta Public Schools and the vendor.

**Award:** It is the intent to award a contract to a primary and an alternate offeror. APS reserves the right to make multiple awards, based on experience and qualifications, if it is deemed to be in the district’s best interest.
