NYMS Fleischmanns 973 Main Street

The MARK Project, Inc. is seeking qualified contractors to perform exterior rehabilitation work at 973 Main Street in Fleischmanns, NY. The project includes repair and replacement of deteriorated siding, trim, fascia, soffits, and other exterior woodwork; rehabilitation of porch railings, flooring, headers, and ceilings; repairs to window trim and glazing; and exterior preparation, staining, and painting.

All work on this project must conform to all NYS, national and local building codes.

Moldings

Repair/replace, fasten securely all moldings and siding on the entire building. The basement windows are excluded from this SOW.

Repair the fascia and soffit as needed. Repair all loose, broken, or rotted siding or trim. Pay particular attention to the areas where the trim and siding contact the roof.

Porch Railings

Demo the 2 x 4 railing on the left side of the front steps. Build new railings that match the existing porch railings for each side of the steps. Demo the two ten foot railings and the three foot railing on the right side of the porch, save the spindles. Build new railings (reuse the spindles) that match the existing porch railings.

Porch Header and Porch Ceiling

The porch header (23' +/-) on the right side of the porch is in need of repair. Rebuild this section of header to make it solid and secure, and match the historic look. Demo the entire front porch ceiling. Provide and install a new ceiling with trim that matches the historic look of the original ceiling.

Doors and Porch Floor

The stained doors (front and right side) and the porch steps and porch floor will be thoroughly cleaned and stained again with Olympic Maximum, owner to choose color. The back porch floor and the back entry door are excluded from this SOW.

Painting

Following EPA'S Lead Safe Work Practices, wet scrape loose paint from all the trim and siding on the building. Replace any woodwork found to be rotted, repair window glazing as needed. Caulk, prime and paint the trim and siding with two coats of best quality Benjamin Moore. Use a three color paint scheme, (colors TBD by owner).

**Bid Submissions Due:** **November 12, 2026 by 4:00 PM** in the MARK Project Office, 43355 State Highway 28, PO Box 516, Arkville, NY 12406. Mailed submissions must be received by this date.

**Mandatory** Pre-Bid Walk-Through. If Unavailable to Attend Walk-Through: Call Fred Beemer @ 845-586-3500 prior to the walk through and an alternative appointment will be considered.

Contractor must attach the following items to their bid submission:

• Updated certificate of Workers' Compensation Insurance
• Updated certificate of Liability Insurance
• EPA Certification to work with lead paint (RRP Training)
• Non-collusive bidding form (included in this package)

Only contractors that are EPA-certified may bid on this project. Bids cannot be accepted without these detail pages, and Non-Collusive Bidding Certification on Page 6.

Work may be conducted between the hours of 7:30am and 6:00pm, Monday-Saturday. No work on Sundays.
