CAMP MABRY BLDG. 10 MAKE READY Follow Solicitation

The Texas Military Department is seeking a contractor to provide minor cosmetic and MEP (mechanical, electrical, plumbing) renovation services necessary to Building 10 at Camp Mabry.

The Texas Military Department is seeking bids to provide minor cosmetic and MEP renovation services necessary to building 10 at Camp Mabry, and at minimum, the replacement and repair of items into work areas and office spaces that does not prevent personnel from occupying and working in a safe work environment for a prolong period of time. Please refer to the Statement of Work (SOW) (Attachment G.7) for full details.

This project is located at 2200 West 35th Street Austin, TX 78703. The total estimated cost of this project is **$220,000.00**.

Provide minor cosmetic and MEP renovation services necessary to Building 10 on Camp Mabry, and at minimum, the replacement and repair of items into work areas and office spaces that does not prevent personnel from occupying and working in a safe work environment for a prolonged period of time.

Building 10 is an administrative building and is currently occupied by TMD personnel on both floors. The building will be occupied by a number of TMD employees during the ongoing make-ready project. The Contractor shall complete the project no later than **January 29, 2027**.

Work includes

• Removal of tile floors & cove base tiles in all four restrooms (spot repair as site visit verified) (men's & women's restroom upstairs & downstairs) materials.
• Floor replacement in the restroom areas using materials compatible with the existing floor system.
• Re-finishing & staining hardwood floors in two foyers, upstairs & downstairs. Estimated Square Footage: 1250sq.ft. per foyer (estimate total sq.ft.2500).
• Clean the carpet in the entire building on both floors.
• Repair or replace carpet on upstairs floor at J6 Section 209 entrance.
• Ceilings – Finish out ceilings by demolishing any uncut portions of remaining ceiling sofit; installing insulation (Batt R-30) between the ceiling joists; Install 5/8 Gypsum Board, Float, Tape, Sand level, then paint white in color.
• Paint Entrance and Exit Doors White in Color (DO NOT paint the Hardware or Threshold).
• Install insulation (Batt R-30) between wall studs on interior walls that require insulation.
• Finish walls in all bathrooms with 5/8 gypsum board, Float, Tape, Sand level and Paint White in Color.
• All baseboards will be painted brown in color.
• Furnish and install two Daikin 3-ton outdoor condensing units, nominally 36,000 BTU/h each, and four 1.5-ton wall-mounted indoor units, nominally 18,000 BTU/h each.

The contractor shall complete a final walkthrough with the TMD POC and correct identified punch-list items before final acceptance.

**Submission method:** Respondent MUST submit responses via email to FY27CampMabryBldg10@cfmo.mil.texas.gov no later than **12:00 PM CT on 11/18/2026**.

**Mandatory** site visits: vendors must attend one (1) of the two (2) site visits at 2200 West 35th Street Austin, TX 78703 Bldg. 10. Failure to attend one of the two (2) pre-bid site visits will result in disqualification of the response. PRINT ATTACHMENT G.7 STATEMENT OF WORK AND PRESENT IT AT THE CAMP MABRY ENTRANCE TO ACCESS THE SITE VISIT.

**Evaluation:** In determining the best value, TMD shall consider price, compliance with the stated specifications, quality and reliability, delivery timeframe, indicators of probable performance, and other relevant factors.

**Bonds:** For a contract in excess of $25,000.00 a payment bond will be executed in the amount of the contract. A Bid Bod is not required for this solicitation.

**Insurance:** The awarded Contractor is required, within five (5) business days of Notice of Award or Purchase Order, to provide TMD with current certificates of insurance or other proof acceptable to TMD.

**Contract term:** The initial Contract term expires one (1) year from the effective date. The Contractor shall complete all work no later than January 29, 2027.

A *HUB Subcontracting Plan (HSP)* is required with the response. Failure to submit the required financial ratings will result in disqualification.
