27CMR027 - Multiple Construction Manager-at-Risk (CMAR) for Austin High School, Delco Activity Center, Nelson Field, and Nelson Bus Terminal

Austin Independent School District (“AISD”) requests Statements of Qualifications (SOQ) as Step 1 in a two-step process to select Multiple Construction Manager-at-Risk (CMAR) to provide construction services for modernization and facility improvements at Austin High School, Nelson Field, Nelson Bus Terminal, and Delco Activity Center. These four projects are part of the AISD’s 2022 Bond Program, and are being solicited as a single project with multiple sites.

The combined scope includes building additions, renovations, structural and building system repairs, utility upgrades, and associated site improvements. Work will require coordination with ongoing school, transportation, athletic, and facility operations, including construction phasing and temporary closures where necessary. **Submission method:** Submit Proposals via Bonfire, https://austinisd.bonfirehub.com/portal/ by **2:00 PM CST on NOVEMBER 10, 2026**. LATE SUBMISSIONS WILL NOT BE ACCEPTED.

All Questions pertaining to this CMAR must be submitted through the AISD Bonfire Portal no later than **OCTOBER 30, 2026 by 3:00 PM CST**. Q & A and all Addenda will be posted on the AISD Bonfire Portal.

Up to five (5) finalist firms for each Bid Package will be notified in writing and will then proceed to Step 2. The top ranked Respondent(s) following Step 2 will proceed to contract negotiations.

Step 1 scoring (100 points total)

• 50 Points: Relevant Qualifications, Experience and Past Performance
• 30 Points: Proposed Personnel/Methodology
• 10 Points: Firm History and Stability
• 10 Points: Safety Record

No pricing should be submitted, nor will it be considered as part of Step 1.

**Period of Performance:** The term of a contract awarded under this RQP will begin upon execution of A Construction Manager-at-Risk contract and will continue until all project obligations under the Construction Manager-at-Risk contract are completed, including the warranty phase services.
