What the bid is for

The City of Branson is requesting qualifications from architectural design firms, engineering firms, or teams of architectural and engineering firms to provide complete design services, bid document preparation, and construction support services for the renovation of existing offices and HVAC system upgrades of the ground floor of City Hall, located at 110 W. Maddux St, Branson, MO.

Scope

The ground floor of City Hall has housed several departments over the years, most notable and the longest residents were the City of Branson Police Department and 911 Dispatch Center. In late 2025, the City celebrated the grand opening of a new Public Safety Building to operate as the headquarters of both the Police and Fire Departments, effectively giving the departments a new home. Past challenges relating to renovation around an active police department on the ground floor have resulted in little change in infrastructure from the 70’s and 80’s. The City intends to demolish the interior and repurpose it into useable office and functional common-public areas.

**Scope of services** may include, but are not limited to:

  • The architectural design for demolition of the estimated 9,000 sq ft. existing interior of the ground floor.
  • Replacement of the current HVAC system.
  • Remove/demolish/dispose of existing York chiller.
  • Evaluate and suggest options for existing boiler system.
  • Abandon or remove existing piping system above ground floor ceiling.
  • Replacement of sewer lines that are failing due to channel rot.
  • Electrical upgrades, including the replacement of existing outdated panels, upgrading of breaker system, and updating of lighting system throughout the renovated area.
  • Upgrading of generator to supply more power to City Hall.
  • Updating for IT needs/low voltage needs, to include:
  • Low voltage system upgrades
  • Camera system upgrades
  • Access control, racks, and switch upgrades
  • Fire suppression design evaluation and updates to the fire alarm system as needed.
  • Mold remediation as needed and installation of an updated internal and external moisture barrier.
  • Potential designs for restrooms, breakrooms, offices, and conference rooms, to include:
  • Administrator Office
  • Chief of Staff Office
  • Comms Director Office
  • Comms Staffer Office (small)
